Job Description

The role focuses on aligning projects and resources with business goals, ensuring the portfolio of initiatives delivers maximum value, and is responsible for planning and managing SingPost’s property portfolio. He will lead the master planning of SingPost’s real estate portfolio and drive positive outcomes in optimising the value.

Strategy

  • Oversee SingPost’s property leases and facilities management, ensuring effective space planning, lease optimisation, and compliance with corporate and regulatory requirements.

  • Promote a healthy, safe, and agile workplace while managing overall local occupancy costs, and foster a work environment that is socially and environmentally responsible.

  • Plan and implement developments, projects, and initiatives that are scalable, future-proof, and aligned with SingPost’s long-term business and workforce needs.

  • Implement the master plan to optimise the use of SingPost-owned property assets. Ensure that space is efficiently deployed and utilised. This includes identifying potential highest and best use of non-core property assets as well as negotiating with the relevant authorities like URA and SLA for change of use to monetise these assets.

  • Provide advice and develop strategies on property matters to support all areas of the business.

  • Derive maximum external rental income from space rented to third parties. 

  • Provide advisory to businesses to derive maximum income on lease of data centre space.Provide strategic counsel to Senior Management and work towards more sustainable building as well as workplace practices.

  • Review market trends and new technology opportunities within the industry to recommend best practices for adaptation in SingPost’s properties.

Planning and Development

  • Implement the master plan to optimise the use of SingPost-owned property assets. This includes identifying potential highest and to negotiate with the relevant authorities.

  • Develop and implement strategies to optimise the organisation’s lease portfolio, including identifying opportunities to reduce costs, enhance space utilisation or expansion of operations. 

  • Prepare development proposals and provide financial analysis and reporting to management.

  • Carry out analysis on valuations, land betterment charge and development charge for change of use and increase in intensity for new development or redevelopment scenarios. Advise and manage issues arising from the change of use and lease upgrading.

  • Provide advice and support to business on real estate procurement and represent SingPost users in all property acquisition negotiations. 

  • Regularly assess the performance of leased properties and recommend strategic adjustments based on market conditions and business needs.

  • Build and maintain strong relationships with landlords, property managers, and external leasing vendors.

  • Act as the main primary of contact for all lease-related matters, disputes or negotiations.

Lease Management & Administration

  • Track the performance of real estate assets. Derive maximum external rental from space. Manage the refurbishment of vacated premises for re-leasing.

  • Ensure lease agreements are renewed, negotiated on time and at competitive rental rates.

  • Provide financial analysis to support decision-making on lease renewals, re-negotiations and terminations.

  • Responsible for all property tax matters and lease administration matters with authorities, including the return of sites.

  • Ensure that leases are managed efficiently, with a focus on maximising financial and operations performance.

  • Establish real estate and leasing policies and track and monitor all leases within the organisation.

Job Requirements

  • Bachelor’s degree in Real Estate, Business Administration, or a related field

  • Minimum 15 years of relevant commercial property and asset management experience in Management capacity

  • Strong property planning, development, leasing experience and proven track record in project management.

  • Good knowledge of the real estate market, local planning regulations, and land laws.

  • Well-versed in development and property market trends and industry practices.

  • Ability to work on complex assignments with a high degree to be pro-active to resolve issues.

  • Strong financial management and analytical skills.

  • Excellent negotiation and communication skills.
